Some of the Services I Provide as a Realtor:

I can act as a listing agent or a buyer’s agent. There are services for both some of them are similar and some of them differentiate. I do a CMA which is a comparative market analysis for the area of the house being listed or purchased. That is usually a recent study of the neighborhood sales where I use similar properties to compare to the subject property to ensure the house will be listed or purchased at a proper price. I tabulate the expired listings (they show what people are not willing to pay for similar properties), the sold listings (they show what people are willing to pay for similar properties), and the active listings (the current competition).

For buyers: I also provide other information on the neighborhood such as: demographics, average house hold income, rented Vs owned properties, culture, amenities, most popular job fields, the history of the neighborhood, what the property value has done in the past and much more. Purchasing a home is more than just a place to live, buying in the correct neighborhood could mean an earlier retirement and thousands more dollars! I am not just an agent who takes you around to houses, I am so much more. If you are not pre-approved I have lenders that may be able to help, I’m available for concerns even at night time, I am able to work with investors searching for rental properties, a young family desiring a home to raise their children or any type of motivated buyer.

For sellers: I provide all types of analysis of the neighborhood besides the CMA. It is important to see what type of buyer’s your area attracts. It is important to use the expired and sold properties of similar properties as a range to become aware on what amount is too much and what amount is too low. If your property is on the market too long it becomes stigmatized and buyers will either avoid it completely or attempt to “low ball” you. A good listing price will provide possible competing offers and have viewings while actively competing in the market. I put together a listing presentation which is a binder of information prepared based on your property. I visit the home, study the neighborhood further and have a fair discussion with the seller as I like to listen.
